More Detailed Sales Histories

Every property sale or transfer in Nova Scotia, by law, is recorded in Service Nova Scotia's property registry. As of January 12, 2013, ViewPoint is displaying property registry transactions which occurred after June 30, 2010. The publication of sale and transfer information from land registry was approved via Bill 73 which was passed by the Nova Scotia Legislature in May of 2012. All provinces in Canada now publish this sales data, which can be found on various government and private sector real estate sites.

This information is published to enable property owners to evaluate the fairness of their assessment. Every MLS transaction after this date should have a corresponding entry below. Private sales would only appear below. The MLS sale date is the date the Agreement of Purchase & Sale became unconditional whereas the land registry sale date is the closing date of the transaction. The MLS sale price may legitimately differ from the land registry sale price in certain circumstances such as new construction. Non-arms-length sales or transfers are often recorded at $1 or less.
